Terms and Conditions

 

The tenant will be entering a Contract with Ian and Isobel MacKinnon once a Booking Form has been signed

  • A deposit of £50.00 per week booked is payable if the booking is made 8 weeks or more before the start of the rental with the balance payable no less than 8 weeks before the arrival date. With bookings made less than 8 weeks before the arrival date, the total fee is payable with the Booking Form.  For bookings less than two weeks before the arrival date payment must be by cash as cheques will not be accepted.  Non payment of the balance of the rent on or before the due date shall be considered as a cancellation of the Contract by the tenant.
  • Payment must be by cheque or cash in Pounds Sterling (GBP). We cannot accept payment by credit cards.Bank credit transfers may be accepted, but you are advised that your bank is likely to charge for this service.
  • Properties are let on weekly terms from 4.00 p.m. on Saturday to 10.00 a.m. the following Saturday. Weekend and mid week breaks may be available with information provided on request.
  • Cancellations made by the tenant are to be in writing and sent to Ian MacKinnon at the address on the Booking Form. Upon receipt, we will attempt to re-let the cottage and if successful for the whole week, the re-letting fee received will be refunded. Re-letting may incur offering a discount, so your full payment may not be refunded. If it is not possible to re-let for the period then payments already made will be forfeited.
  • Tenants are strongly advised to insure against the possibility of cancellation.
  • Tenants are responsible for all breakages in or on the premises and all loss and damage caused by the tenants arising during their occupancy.  Tenants are legally bound to reimburse us for any necessary repair, replacement or cleaning costs.
  • We reserve the right to refuse entry to a tenant party should the number in the party exceed four persons, as shown on our website and other promotional literature.
  • The tenant is to take proper care of all fixtures, fittings and furniture in the property, leaving them in the condition in which they were found at the beginning of the letting period.
  • We will not be under any liability to the tenant or third party for any damage or loss resulting from breach of this contract, negligence or otherwise.  
  • Should any essential repair be necessary at any of our properties, we reserve the right of entry at all reasonable times.
